The Ellinikon, LAMDA Development's €8 billion urban renewal project on the Riviera, 20 minutes south of Athens, is moving forward: "Little Athens" (Little Athens) has now announced the construction of a new residential district, which will bring around 1,115 new apartments to the market as part of its first phase.

A smart approach to a more sustainable life The Ellinikon aims to completely renew the greater Ellinikon-Aghios Kosmas area. On more than 6 million square meters, which enclose the site of the former Athens airport, LAMDA Development is implementing a forward-looking urban development model. It is the largest private investment in Greece and one of the largest urban regeneration projects in Europe. In the energy-self-sufficient “15-minute city”, home, workplace and all kinds of amenities are to be connected by short distances.

The Ellinikon’s residential products – from green, technology-enabled high-rise luxury apartments to bespoke oceanfront villas and trendy park residences surrounded by lush green spaces – are in strong demand: interest has been huge since its launch in Greece, with first residential projects already sold out and buyers’ commitments of over €1 billion.

Living at Little Athens

Located on the northwestern coast of The Ellinikon, the Little Athens neighborhood embodies a brand new residential concept that sets groundbreaking standards for Europe’s urban development. Here, as part of The Ellinikons’ sustainable and smart urban ecosystem, local building materials are combined with the Athenian lifestyle. Designed by Greek and international architectural firms, Little Athens reflects the open spirit of the city. The new district offers all the amenities of the Ellinikon project, smart living solutions, short distances to the beach and a growing community that creates a lively atmosphere around the clock.

The design for most of the buildings, most of which will be 20 meters high, comes from the pen of renowned Greek companies with profound knowledge of the local landscape, history and materials. There is also a small selection of unique 50-metre-high buildings with views of the park and the sea. The apartments vary from 60-70 square meter one-room apartments to five-room apartments over 300 square meters. This broad spectrum appeals to both local and international buyers looking for a primary residence, holiday home or investment.

The Park Rise of the Bjarke Ingels Group

The first 50-metre-high residential building in the new district, Park Rise, was designed by the renowned architectural firm Bjarke Ingels Group (BIG). Park Rise is to form the heart of Little Athens. The project will house 88 luxurious apartments with one to five bedrooms, spread over five building cores of different heights.

The project’s curved, concave façade is inspired by the aesthetics of Greek columns, while the exterior façade evokes the natural landscape. Park Rise offers expansive views of the Aegean Sea and the mountains of Attica. Nestled in the stunning local panorama, the design pays homage to the coastal charm of Athens.

High-quality materials evoke the local culture: oak wood floors, neutral wall tones and lots of glass for comfort. Exclusive amenities for residents include modern fitness facilities with a 20-metre indoor pool, as well as private gardens on the ground floor.

The Ellinikon Master Plan

The Ellinikon, one of the world’s largest and most ambitious urban regeneration projects, is redefining urban development, modern living and ESG-focused investing. By means of self-sufficiency in irrigation and power supply, for example, the project sets standards for sustainable, intelligent urban development. Redesigned from the ground up, the “15-minute city” offers residential, commercial, leisure, retail, dining, entertainment, educational, and sports options. The Ellinikon marks a turning point in urban life, promoting environmentally conscious development and accessible spaces to usher in a new era of sustainable cities.

  • The project brings numerous innovations for Greece, including:
  • The Ellinikon Park, the largest coastal park in Europe
  • The Riviera Tower, Greece’s first residential skyscraper with breathtaking views of the park and the sea
  • The Riviera Galleria as a premium shopping destination
  • A 185,000 square meter Vouliagmenis Mall Complex (VMC), the largest and most modern business complex in Greece
  • An exclusive marina with 310 berths
  • A resilient, environmentally sustainable design with a net-zero carbon footprint through the use of state-of-the-art energy-saving strategies and emission-reducing systems
  • Various unique smart features such as electronic vehicle infrastructure, AR navigation, residential and commercial IoT, and smart water level sensors for coastal resilience.

The Ellinikon project arouses broad interest among investors, consumers and the public. The Ellinikon Adventure Park continues to attract millions of visitors. In addition, The Ellinikon Experience Centre, an impressive visitor centre that offers insights into the future city of Ellinikon, has become a popular destination in Athens. International creative minds such as Foster + Partners, Kengo Kuma & Associates, Aedas, Sasaki and BIG shape the design of the project. The Ellinikon is expected to create around 85,000 jobs and generate significant government revenue – a significant contribution to Greece’s GDP.

The project is well on its way to becoming a model for economic development and sustainable design worldwide. It will usher in a new era of smart city living and help meet the global need for green development and create accessible, inclusive and green spaces.
